We had our home inspection last night

It went ok except for one major thing. Our a/c is shot and is gonna need to be replaced. The outside handler isnt even attached to the concrete anymore. It works great though. When we bought the place they told us the same thing and that was 3 years ago. The guy estimated 3500 to replace it. We are selling it as is, so I am definitely not giving the buyers a $3,500 credit. They also will be happy to keep any furniture that we want to leave behind. So after talking, Oscar and I agreed to give them a $500 credit, our dining room table (we were gonna sell it anyway), our microwave, our old entertainment center and table that are used in the office.

The other things on the inspection were cosmetic and they can fix those so I am not too worried about that. The wife really loves the house and wants it so I dont think that will be too much of a problem.

This afternoon they are doing the appraisal. If it doesn't appraise where we need it to we will be forced to drop our price. If that happens they will not get a credit for the a/c thats for sure!
