I am really scared

We have decided on a house. It has been on the market for 80 days with no offers. Its in an excellent neighborhood but needs to be upgraded. (It has 80's style carpet). The people who have looked at it didn't buy it based on the upgrades. They would rather spend and extra 30k for one that is upgraded. Well we don't have that luxury. So I want to make an offer on this house based on the neighborhood. THe house is in perfect condition. We are offering them 305k and they are asking for 319k. I am pretty sure they will take it becasue they are desperate to sell it. They relocated for a job and have been carrying the house too long. Here is a link to the picture of the house. Its about 2000 square feet with a 2 car garage. It has 3 bedrooms, 2 bathrooms, a patio which was converted into a florida room (we can use it as an office) and it also has a den. The living space of the house is about 1600 square feet so it will be plenty of space for me, oscar, Lexi and my sis. Hopefully I will know today if they are gonna accept it or not.
